A THREE STEP PROCESS

1. Valuation

One of our valuers will visit the property and produce a detailed HMRC-compliant probate valuation report. All items of value are recorded at a fair open market value.

2. Sale at Auction

We will auction all saleable items that are not being kept or bequeathed; including art, antiques and jewellery. Our goal is to  extract and maximise as much value as possible for the estate.

3. Property Clearance

Our house clearance team will clear the whole property, donating items to charity and recycling where possible, leaving the house completely empty, tidy and ready for sale.

Book a probate valuation with one of our experts. All of our reports are HMRC compliant and in accordance with Section 160 of the Inheritance Tax Act 1984. We utilise many marketing channels, including online bidding platforms, social media, email mailshots, digital and targeted advertising, and direct marketing to ensure maximum exposure and make sure your items fetch the best price on the day.
Can bequests or items with sentimental value be included in the probate valuation?
Absolutely, we understand the emotional attachment and handle each item with the utmost care and respect. We can also help you identify bequests made in the will.
How can I ensure the security of valuable items?
We prioritise the security of items during the entire process, and are happy to collect, store and insure items of value before sale to help safeguard valuable estate assets.
Can you assist with legal aspects of the probate process?
No, we are not solicitors and do not provide legal advice. However, we are more than happy to recommend a solicitor to help you.
How are the proceeds from the auction distributed?
After deducting auction fees, the proceeds are sent to your nominated bank account for distribution by the executor or solicitor.
The estate doesn't have any funds at present - how can I pay you?
Executors can pay our fees themselves and claim it back from the estate, alternatively we may be able to wait until the estate is in funds once probate has been granted. If we are selling any items at auction, we can also deduct our fees from proceeds.

Yes, we specialise in handling entire estate liquidations, providing a comprehensive solution for executors and families.
Is there a fee for probate valuation services?
Yes, we offer very competitive fees for our written HMRC compliant probate valuation services, with prices starting at £295+VAT.
How does the valuation process for probate work?
Our experts conduct thorough valuations based on market trends, provenance, and the specific characteristics of the items within the estate. Items are valued at a fair open market value in accordance with the Inheritance Tax Act. This ensures you're not paying too much or too little Inheritance Tax, providing valuable peace of mind.
What types of item can you value for probate?
We can value almost all assets, including art, antiques, jewellery, collectables, and vehicles.
Do I need probate before selling items at auction?
No. Items can usually be sold once they have been valued for probate. Our team can advise you on the necessary steps based on the nature and value of the estate assets.
How can Aubreys Auctioneers assist with the probate process?
We provide professional valuation services for probate purposes and can guide you through the auction process to liquidate estate assets, release cash and maximise the value of items.
What is probate and how does it relate to auctions?
Probate is the legal process of settling a deceased person's estate. Our auctions can assist in the valuation and sale of chattels (personal posssesions) within the estate. As an executor you are required by law to provide an accurate valuation of all items that form part of the estate, including art, antiques, jewellery, vehicles, shares and buildings.
Can you help with house clearance?
Yes we provide a full house clearance service. After we have collected any saleable items for auction, our clearance team will visit and clear the whole property from top to toe. We aim to recycle and donate items to charity wherever possible to minimise landfill.
When will I receive the report?
We aim to send your finished report within 7 working days of our visit, if you require it sooner than this, just let us know and we will do our best to accomodate.
How long does a probate valuation take?
For small properties, visits usually last around an hour, for larger or more complex properties they can take 2 to 3 hours or more depending on the quantity of items to look at.
